Guide
How much does a mastic man cost?
There is no single price. A mastic man quotes for the job in front of them, and two jobs with "bath reseal" or "window mastic" on the list can need very different amounts of work. This guide explains what moves the price and how to compare quotes fairly.

Why prices vary
Mastic and sealant work is priced by time, materials and access, not by a standard rate. Domestic jobs are often priced per bath, per room or per window, with a minimum charge for a visit. Commercial and new-build work is usually priced per metre of joint, per plot or per job after a survey. Our price guide shows general UK guide ranges, labelled as a guide only.
What affects the price
- How much sealant. A single bath edge is quicker than a whole bathroom, a shower enclosure and a kitchen, and a house of windows is a day or more.
- Removing the old sealant. Cutting out hardened, mouldy or layered sealant takes longer than a clean strip. On older buildings, suspect mastic may need testing for asbestos first.
- Mould or damage. Mould in the grout, damaged tiles, a loose tray or crumbling joint edges can mean extra repairs.
- Access. Upstairs windows, façades and high-level joints may need a tower, a MEWP, scaffold or rope access.
- Materials. Sanitary silicone, low-modulus silicone, polyurethane, MS polymer or a specified product, and standard or special colours.
- Small-job minimums. Some applicators have a minimum charge. This site welcomes small jobs and has no minimum job size of its own.
- Timing and site rules. Urgent, weekend or out-of-hours work, inductions and permits all add time.
What a good quote includes
- Whether the old sealant will be fully removed and the joint cleaned and primed where needed.
- Which joints are covered, listed clearly, with lengths on bigger jobs.
- The type of sealant and colour, and backing rod where the joint is deep.
- Access equipment, mould treatment, clean-up and waste removal.
- Whether VAT applies.
- How and when you pay, and what happens if something is not right.
How to compare quotes
Post your job once, with photos and rough sizes, so every applicator is quoting for the same work. Up to three applicators who cover your area can claim it and give you a guide price and a short message. Compare what is included, not just the headline figure, and look at their profile and portfolio photos. Ask for references or photos of previous work before work starts.
Getting started
Ready to compare? Post your job. Posting is free, with at most 3 applicators per job. You can also find a mastic man near you or read about bathroom and kitchen resealing and window and door mastic.
Quick answers
Is there a fixed price for a mastic man?
No. It depends on the amount of work, access and materials. Ask each applicator what is included.
Do small jobs cost more per hour?
Sometimes, because the applicator still has to travel. Ask about minimum charges, and consider listing several small jobs together.
Is commercial sealant work priced per metre?
Often, yes, for movement and floor joints. Façade, new-build and maintenance work is usually priced per job or per plot after a survey.
