What a resealing job involves
A proper reseal is mostly preparation. The old silicone is cut out completely, the joint is cleaned of soap film and mould, dried and degreased, and only then is a fresh bead of sanitary silicone run in and tooled. Sealing over old silicone is the most common reason a cheap reseal fails within months.
Baths are usually filled with water before sealing so the joint is at its widest when the sealant cures. Showers, wet rooms and walk-in screens have more joints than people expect, so list everything you want done, including the outside of the screen, the basin and the toilet base.
- Removing old or mouldy silicone completely
- Mould treatment on the joint and tile edge
- Sanitary silicone in white, clear or a colour match
- Kitchen worktop, upstand, splashback and sink joints
- Landlord turnarounds and pre-sale tidy-ups

Before you book a reseal
Press along the old bead and the tiles beside it. If tiles are loose, the tray flexes or there is staining on the ceiling below, the joint is only part of the problem and the applicator should see photos of that too. Ask which sealant they use, whether mould treatment is included and how long the bath or shower must stay dry afterwards.
- Photos of every joint, plus any ceiling stains below
- Whether old sealant removal and mould treatment are included
- The colour you want, especially with coloured grout
- How long to keep it dry while it cures
Resealing jobs for mastic men
Domestic resealing is the bread and butter of many mastic men: short jobs, often several in a street once word gets round. On this site homeowners and landlords post them with photos and a rough length of joint, so you can see what you are pricing before you travel, and at most three applicators can claim each one.
Joining is free. Choose the sealant work you do, your base postcode and radius, and the postcode areas you cover. See sealant jobs for applicators.

Frequently asked questions
How long does a bath reseal take?
A single bath is often an hour or two, most of it removing the old sealant. A full bathroom with a shower enclosure takes longer. The applicator will tell you how long the sealant needs to cure before use.
Can mouldy sealant just be cleaned?
Surface mould sometimes cleans off, but mould that has grown into the bead comes back. In that case the sealant should be cut out and replaced.
Do you cover landlords and letting agents?
Yes. Landlords and agents can post resealing jobs between tenancies and say so on the form. Give access details so the applicator can plan the visit.
Will a mastic man respond to my job?
You can post a job anywhere in the UK, including Northern Ireland, and applicators who cover your area can claim it. Applicator numbers vary by area, so we cannot promise a response to every job. If nobody claims your job you can cancel it.
How are applicators on Mastic Man checked?
Applicators must confirm their email address before they can see jobs, and we suspend accounts reported for misuse. We do not check companies or identity, so ask for references and photos of previous work. Applicators can add CSCS, IPAF or PASMA cards. We are an introduction service and do not promise any outcome, so ask for photos of previous work and agree the price and scope in writing.
