Façade and curtain wall sealing
On a commercial or residential block, the sealant joints in the curtain wall, cladding or precast panels are part of the weather line. Post the job with the building type, elevations and access, and façade sealant contractors can put themselves forward.

What façade sealant work covers
Façade joints include the perimeter and transom joints of curtain walling and glazing systems, the joints between cladding or rainscreen panels, precast concrete panel joints and the joints in stone and brick façades. Each has its own movement, materials and, often, a sealant specified by the system manufacturer.
Most failures show as split or debonded sealant, staining below joints or leaks that only appear in driving rain. A reseal usually starts with a survey and test cuts, then a specification, then the work elevation by elevation.

Planning a façade job
Access usually drives the cost and the programme: MEWP, cradle, scaffold or rope access, sometimes out of hours on an occupied building. Say how high the building is, which elevations are involved, roughly how many metres of joint there are and any site rules. Expect RAMS and inductions before work starts, and check the asbestos register on older buildings.

- Approximate metres of joint, or panel and window counts
- Access you expect and any working-hour limits
- Specification or system manufacturer, if known

Frequently asked questions
Do I need a survey first?
On most façades, yes. Test cuts and adhesion checks show whether the joints need a full reseal or a targeted repair, and which products are compatible.
Will applicators have IPAF or other cards?
Applicators can add CSCS, IPAF and PASMA cards to their account. Ask for whatever your site requires before the job starts.
Can façade work be done while the building is in use?
Usually, with planning. Say what hours are possible and whether areas can be closed off when you post.
Will a façade sealant contractor respond to my job?
You can post a job anywhere in the UK, including Northern Ireland, and applicators who cover your area can claim it. Applicator numbers vary by area, so we cannot promise a response to every job. If nobody claims your job you can cancel it.
How are applicators on Mastic Man checked?
Applicators must confirm their email address before they can see jobs, and we suspend accounts reported for misuse. We do not check companies or identity, so ask for references and photos of previous work. Applicators can add CSCS, IPAF or PASMA cards. We are an introduction service and do not promise any outcome, so ask for photos of previous work and agree the price and scope in writing.
